Backstreet Academy’s Product Diversification

Over the years Backstreet Academy has gotten really good at two things. One, in creating awesome travel experiences and two, in delivering these experiences with outstanding service!  As a result, we believe that Backstreet Academy can move beyond just the tours and activities space and venture into other areas where we can do the same - create something unique and deliver it with exceptional service! Beyond simply experiences, we wanted travelers to also enjoy authentic accommodation with unique flavour and local cultural interaction, leading us to a brand new concept which extends the Backstreet brand into purpose built- accommodation spaces designed just for that. This concept will be expanded throughout Asia, starting with Yogyakarta and Kathmandu as our first projects.

 

Tourism in Yogyakarta

Tourism in Yogyakarta among both local and foreign tourists is on the rise. Visible signs of the growth can be seen in the number of new tourism facilities that are being built - the number of new hotels, restaurants and bars have increased considerable over the years, it can also be seen in the rising popularity of nearby areas of Gunung Kidul and the beaches along the south sea and in the government's plan to build a brand new international airport south of Yogyakarta city. Thus, at this critical juncture of the city’s shift as a tourism hub, Backstreet can play a key role in defining a change in how we perceive and experience accommodation facilities in Yogyakarta - one that is integrated deeply with the local community and one that showcases backstreet’s unique offering.

 

The Opportunity

The Backstreet Academy BnB architecture competition offers architecture enthusiasts a chance for their design for a hotel to be built in Yogyakarta with an international brand whose sights are set for constructing 10 hotels by the end of 2018. Winners will be guided through by mentors offering a unique opportunity to gain experience in a real project. The thrill and excitement of seeing an idea take a shape and form is an experience we hold dear and as such we are sure that you will share a similar enthusiasm to see your plans and designs come to life.

 

The Competition Sites

Option 1

The site chosen for the project competition is in Bangunjiwo, specifically in Karangjati the neighbor of Kasongan that is located in Bantul approximately 7 kilometers from the Yogyakarta town. What attracted us to this site was the large expanse of rice fields to the south of the land (see satellite picture) that offers a stunning panoramic view, perfect for a peaceful accommodation establishment where guests can enjoy the surrounding beauty. Thus the focus and highlight of this plot of land is in the view of the rice fields one can appreciate from the chosen site.

 

Although the location is not far from the mainroad, karangjati is a peaceful village away from the traffic and the industrial crowds. The very first time you step into the site, you will be greeted by an epic scenery of the natural environment with breezy winds and an extensive area of rice fields and trees facing the hills which is totally perfect refreshing place to stay on the holiday. The site itself faces south towards the rice fields and the hills of Gunung Kidul. The weather is warm during the day and cool and breezy at night. Although after the dusk the place turns pitch dark as there are no lights in the vicinity.

Option 2

For the sake of unlimited creativity and ideas you may have, we provide you second option. This time the challenge will be totally different as there will be existing building on this site. The house sits beside a river east of Jl Imogiri Barat immediately to the south of ring road in Bantul.

 

The house lies in a peaceful neighborhood at the end of the road. The house itself is old and has a colonial element to its exterior design. The inside of the house however is derelict and disorganized and thus this is where the challenge lies. Spread over 220 m2, the objective is to convert the building into a accommodation space that fits 3 - 4 rooms each with a bath, a community living area and a outside seating area facing the river.

 

You are not limited to changes only within the interior of the building, but also change the exterior if your design requires.

Third option

In the third option, we give participants a chance to choose their own site and design a accommodation facility that is fitting of that site. There will however be certain criteria that needs to be fulfilled before a participant chooses this option. Since Backstreet Academy will consider the third option as a potential site where we may eventually build the accommodation space - thus the following criteria has to be met:

  • The chosen site needs to be available for rent (min 10 years)

  • The rental should not exceed 10 million per year

  • The size of the land should be between 500 sqm - 1000 sqm

  • Participants should gather the required information from the local government bodies to ensure that an accommodation facility can be built in the area according to the local regulations.

  • There should be a general consensus within the local community that such an accommodation facility is welcome within their community

  • There should be strong reasons why the place was chosen and why the participants feel that there is potential for tourism to develop in the area

Only those submissions (for option 3) that fulfill the above requirement will be considered for the competition. Failure to meet any of the above criteria will result in disqualification.

 

Project requirements

We ask that participants accommodate the following requirements

  • The design and aesthetics of the architecture should be an extension of Backstreet Academy brand and present the two services as being strongly linked.

  • The building should have a strong visual appearance that would be instantly

  • recognisable

  • Resistant to the elements of heat, cold, rain, and wind

  • An attractive accommodation unit in its own right.

  • The hotel will be branded as a mid range accommodation option for travelers. Price range IDR 400,000 - IDR 700,000 per night

  • Number of units: 3 - 4 units, Capacity per unit: 3 person, each unit to consist of a separate bath

  • Building should reflect an extension of the surrounding area

  • One reception and community sitting area

  • Should include one staff room, one storage room, parking space and a kitchen area

The project qualities listed above are minimum requirements; the competition brief is open for

adaptation and improved development strategies.

 

Special note: the wholesale implementation of existing traditional Javanese design (Joglo, Limasan etc) will not be considered, but new adaptations of Javanese architecture or selective usage of Javanese architecture elements that have a very good use for the site will be welcome.

 

Site restrictions

  • Budget: Designs should take into consideration a fixed budget of IDR 200 million within which the project will be built. Participants are urged to move ahead with the project with the budget in mind. Thus making this a key element in deciding the winning design.

  • Environmentally responsible and resource efficient

  • One comfortable work space for the staff (including a bathroom and storage room)

  • Able to comfortably host at least 10 customers at the same time within the premises

  • Cost-effective construction and low maintenance in terms of both effort and costs;

Eligibility

This competition is open for every architecture students with no professional qualification

requirements. Design proposals can be developed individually or by teams (max 3 members in a team). Under no circumstances will jury panel members, organisers, nor any persons with whom they have direct personal or professional relationships, be allowed to participate in this competition.

 

This competition is public and open to all undergraduate students that can prove their student status with some official document (student ID or enrolment papers). Members of a team don’t necessarily have to be students at the same university.

 

All participants must have the consent of his or her parent or legal guardian to accept the official rules to participate in the Competition.

 

Prizes

3 winning proposals will be selected to be awarded. Backstreet Academy will award a total of IDR 8,000,000 in prize money to competition winners as follows:

 

First prize: 5, 000,000

Second prize: 3,000,000

Third prize: 1,000,000

 

Jury and selection

Competition jury consists of two jury panels. 1) Core jury panel (Backstreet Academy)  2) Consultative jury panel (Ir. Eko Prawoto, M.Arch, IAI) who will be responsible for setting the criteria that participants need to fulfil based on the site and brief, and will evaluate each submission accordingly.

 

Participants are advised to research both the working site and previous similar case studies as part of the design process.

 

This is an ideas and implementation competition which encourages participants to experiment with the limits of architecture. The jury may choose to reward projects that show extreme creativity in this area, even if they breach any of the rules, so long as it is justified.

 

Selection Criteria

Participant’s submissions will be broadly be selected based on the following criteria.

 

Design: 40%

Financial viability: 30%

Sustainability: 15%

Relevance to Backstreet Academy brand: 15%

 

Notes on selection criteria

Design: We are looking for innovativeness and practicality of design that brings together the spirit of aesthetics, hospitality, experience and community.

Financial viability: The exercise of the competition involves giving students an opportunity to be involved in a real project. Thus, budgeting and financial viability of the project within the specified parameters is critical. We would encourage you to think of this competition as if you were assigned a real project and consider your idea’s financial viability.

Sustainability: refers to both tangible sustainability such as, does your design make use of locally sourced materials? Is there efficient use of resources? What kind of maintenance is required? And intangible results such as, does the design consider the stakeholders of the surrounding area? Does it integrate well with the local community? Is it a friendly design?

Relevance to Backstreet Academy brand: How well does your design and concept represent the Backstreet Academy brand and experience - namely, engagement with the community, experiencing new and undiscovered local culture and traditions and 5 star service & hospitality.

All participants who wish to enter the competition will be required to fill out an online registration form. Upon registration, participants are also asked to submit proof of payment of the registration fee of Rp 50,000/- in the form itself as a mandatory field where you will be required to upload an image of the transfer receipt. (Note: ensure the image you submit is clear, however, uploading large file sizes may cause a longer upload time, thus, we advise to submit a small file size in the registration form).

Presentation and technical discussion

Two sessions with Backstreet Academy will be held to present the competition details and also give students a chance for a technical discussion. All participants are required to attend any of the two sessions scheduled.

On the 7th of November, when the competition concludes, participants are required to submit their documents to hario@backstreetacademy.com, by midnight of the 7th. If the file sizes are large, participants are encouraged to upload their documents on google drive/dropbox and share the link via email. Submission emails should have the subject as ‘Backstreet BnB Architecture Competition Jogja - **NAME_OF_PARTICIPANT**

 

Upon the conclusion of the competition on the 7th of November, students who are shortlisted by the judging committee will be asked to present their work to the judges. Each presentation will be broken down into 15 mins presentation by shortlisted candidate and 5 - 10 mins Q&A.

 

Submission of poster

On the 8th and 9th 16th and 17th of November, all participants are expected to submit their document to Backstreet Academy at the following venue and time.

Presentation for shortlisted candidates

All shortlisted candidates will be contacted after the close of the competition with details of the presentation time and venue. All shortlisted candidates are expected to prepare a 15 minute presentation of their design which will be followed by a Q&A session.

 

Presentation Jury includes Backstreet Academy, Eko Prawoto and an independent consultant.

 

Post competition process

The winner of the competition will gain an opportunity to work closely with the contractors and Backstreet Academy in the development of the design into an actual BnB.

Terms and condition

  • All intellectual property is exclusively reserved for commercial use by Backstreet Academy Pvt Ltd. Participant may use their design in their portfolio and for any non commercial use.

  • No future benefits from the design of the work submitted under this competition can be claimed by the winning participant.

  • Backstreet Academy reserves the right to make any changes to this document (dates, deadlines, requirements, etc.) as long as the changes benefit a majority of the competition participants.

  • Any modifications will be announced on the relevant communication channels set up at the start of the competition. It is each individual or team’s responsibility to check the group  on a regular basis to follow and incorporate all changes.

  • Backstreet Academy has full discretionary to not use any of the designs submitted or make changes to the selected design for the actual implementation.

Additional Rules

  • Plagiarism: No teams shall duplicate or reproduce ideas implemented in Indonesia or anywhere in the world. If inspiration was drawn from any existing hotel/homestay/guesthouse/B&B then it must be stated during submission. It is up to the Organizers whether to accept it or not.

  • Working with other agencies: If a team wants assistance from any agency, then they require a formal approval from the organizers before contacting the agency.

  • For any disputes: The organizers will sort any disputes or misunderstandings during the span of the competition. Their decision will be final and there will be no hearings after.

  • Media communications: Participating teams are not allowed to communicate with media without prior approval from the organizers. By registering, participants agree to grant the organizers the right to use and publish his or her name, portrait and picture for advertising and promotional purposes without additional consideration. The Organizers may also publish in any media any results of the competition for a reasonable duration.

  • Disqualification: The Organizers may, at its sole discretion, disqualify an individual or team and/or any of the team members from participating if the team or any of the team members shows disregard for these official rules, or any acts in any unsporting or disruptive manner. The Organizers may exclude any team and/or any of the team members if the team or any of the team members intends to damage any of the Organizers material or information. The Organizers has the right to prosecute any team and/or any of the team members if the team and/or any of the team members try to destroy, disrupt, damage or alter the proceedings of the competition.
